Title: Lead Engineer Commercial

Salary: 75 - 80K

Job Purpose:

The Lead Engineer is responsible for assisting management team in planning and implementing all mechanical operations, maintenance, and energy management programs according to American Assets Trust (AAT) quality standards and operating objectives to maximize the value of AAT properties. The Lead Engineer coordinates all preventative maintenance, maintenance projects and work order accomplishment under the direction of the management team. They have direct interaction with property managers, property management services office personnel, other departments, tenants and contractors.

Duties:

  • Maintain good tenant relations through prompt and courteous response to tenant requests.
  • Act as a team member and promote cooperation with all AAT employees.
  • Maintain an ethical, professional and courteous relationship with contractors.
  • Assist with general building maintenance and operational programs to ensure maximum life and reliability of all assigned AAT owned and managed properties (including parking facilities) which include, but are not limited to:A) Electrical, B) Mechanical, C) Structural, D) Fire and Life Safety (FLS), E) Heating Ventilation and Air Conditioning (HVAC), F) Keying and Access Hardware, G) Door, ceiling and floor repair, H) Waterproofing repair, I) Painting, and various miscellaneous areas.
  • Assist in coordinating the activities of engineering staff.
  • Assist in providing training and evaluation of engineering staff on performance.
  • Assist with the purchasing of parts and supplies according to company policy and apportioned guidelines as directed by the Vice President of Building Operations.
  • Help coordinate the reading of all meters to track utility consumption and costs and provide data to expedite tenant bill-backs for above standard electrical and water usage on tenant supplementary equipment and after hours HVAC use.
  • Provide input for annual budget proposals and assist with explanations for variances from approved budget to actual expenses/income.
  • Help monitor building energy use and maintain energy management programs.
  • Help maintain current and historical preventative maintenance records on building equipment.
  • Maintains emergency equipment in good working order.
  • Assists with monitoring the current procedures for timely response to tenant work orders and provide suggestions to improve policies and reduce response time.
  • Assists in controls of engineering activities and building mechanical systems in emergency situations.
  • Assumes additional responsibilities as delegated by management team.


Skills/Qualifications:

  • Understand advanced building system designs and operation (i.e. fire system, domestic water system, HVAC system, electrical distribution system, etc.).
  • Must have advanced knowledge of blue prints.
  • Must be able to determine time, place, and sequence of operations or action to be taken on the basis of analysis data; with ability to execute determinations and/or report on events.
  • Requires ability to compute advanced mathematical formulas and equations.
  • Requires ability to operate and interpret computer functions of building management and lighting systems.
  • Requires ability to work within team environment.
  • Requires ability to maintain a calm demeanor in emergency situations.
  • Must be able to visually distinguish colors for standard electrical wiring and inspect machinery and physical property.
  • Climb ladders to perform maintenance actions and inspections and work at heights greater than 20 feet.
  • Able to walk up and down stairs for inspections and emergency procedure practice or implementation.
  • Able to detect emergency alarms, both auditory and/or visual.
  • Work with tools of the trade and all appropriate safety equipment.
  • Able to work in small areas and wear all requires safety equipment for the assigned task.
  • Minimum five years as building engineer.
  • High School Diploma or equivalent education, training and experience.
  • E.P.A. Universal Technician Certification.
  • Asbestos Containing Material (ACM) Certification.
  • Cardiopulmonary Resuscitation (CPR)
  • Limited Maintenance Electrician (LME) License preferred.
  • Additional training to include: journeyman certification, completed apprenticeship program, BOMI
  • (SMT/SMA). IREM, DDC training and experience, locksmith courses, etc.
  • Weekends may be required.
